Complex School Roof Cleaning Project in Maidstone

Project overview
Clean CCS was appointed to carry out a full school roof cleaning and treatment at Serenity School in Maidstone, following the successful completion of two previous large-scale school roof cleaning projects for the same client earlier in 2025.
The school required a trusted contractor with proven experience in education settings, capable of managing complex access challenges while working within a strict holiday timeframe. With pupils returning in early January, the entire project needed to be completed safely, efficiently and without disruption.
The challenge
This school roof cleaning project presented several logistical and technical challenges.
The layout of the school meant that approximately 50% of the building was positioned on a raised platform, creating significant access restrictions. Standard access equipment could not be used due to limited space, narrow entry points and changes in ground level around the premises.
In addition to access limitations, protecting the school grounds was a key concern. The surrounding grassed areas and external surfaces needed to remain completely undamaged throughout the works, despite the requirement to move specialist machinery into multiple working positions.
Time was also a critical factor. All works had to be completed during the Christmas term break, ensuring the site was fully operational and safe for staff and pupils returning at the start of January.
Planning and preparation
Given the complexity of the site, detailed planning was essential. Clean CCS conducted a full assessment of access routes, working heights and ground conditions before work began.
To achieve safe access to the raised areas, we partnered with Elevation Platforms based in Milton Keynes to supply a specialist spider MEWP. Due to the restricted access, the machine had to be transported through a narrow gate and up three steps. To overcome this, our team designed and built a bespoke timber ramp, allowing the MEWP to be carefully tracked into position without compromising safety or causing damage.
To protect the grounds, full floor protection was installed across the rear of the school using Euro mats. This ensured the grass and surrounding areas remained intact while machinery was repositioned throughout the project.

Specialist access solutions
To access 100% of the roof safely and effectively, multiple access solutions were required. Over the course of the project, Clean CCS utilised four different machines, selected specifically to suit the building layout and working heights.
These included:
- A 17-metre spider MEWP
- Clean CCS’s own Multitel MZ25
- Clean CCS’s MJE 25
- A Ruthmann T33, brought on site for half a day to complete specific sections
This flexible approach allowed our teams to work efficiently across all areas of the roof, even where access was particularly restricted.
Scope of works
The project was completed over six days and included a full external cleaning package:
- Thorough roof tile cleaning to remove organic growth and surface contamination
- Application of a professional biocide treatment to inhibit regrowth and extend the results
- Full window cleaning across the school buildings
- Complete gutter cleaning upon completion of the roof works
All works were carried out in line with strict health and safety procedures, with minimal impact on the site and surrounding environment.
The result
The project was completed on time and within the agreed Christmas holiday window, allowing the school to reopen without delay.
When staff returned on 5 January, the client expressed extremely positive feedback. The roof was visibly transformed, windows and gutters were left spotless, and the school grounds showed no signs of disruption or damage despite the scale of the works.
The client particularly valued Clean CCS’s careful planning, problem-solving approach and ability to deliver a complex school roof cleaning project under tight time constraints.
